When viewing properties in Alanya, preparation is key. Start by researching the neighborhood - visit at different times of the day to assess noise levels, traffic, and overall atmosphere. Check the proximity to amenities like supermarkets, restaurants, parks, playgrounds, transport, and other things that will impact your daily life.

During the viewing, inspect the property’s condition carefully. Look for signs of damp, cracks in the walls, or poor maintenance. Check the quality of appliances, furniture, and inventory.

Take a look at the shared amenities such as:

  • Pools,
  • Gym,
  • Garden,

and how they are maintained.

Get information about costs such as maintenance fees, property taxes, and any pending renovations. If you’re buying off-plan, verify the developer’s reputation and the projects completion timeline.

Legal considerations are equally important. Verify the property’s:

  • Status of habitation certificates (ön iskan & ferdi iskan),

and ensure there are no outstanding debts or legal disputes.

If the areas surrounding the property are not yet fully developed, local zoning plans are accessible online (via the KEOS system) and will provide valuable insights into future developments in the area.
