Owner Association and Administration in Turkey

Chapter 4

Understand the owner association system—similar to Europe’s—with clear rules for assemblies, budgets, and voting. Daily management (pool, gardens, elevators) is handled by professional administrators.

Owners' Association and Administrator

Turkish law requires that a residential complex establishes an owners' association. This operates, in general, much like we are used to in Western Europe, with a standard set of rules regarding general assemblies, voting rights, and so on.

The owners' association typically hires an administrator to manage the daily operations of the complex. This includes responsibilities such as:

  • Cleaning and maintenance of the pool
  • Upkeep of gardens and green areas
  • Organising and announcing general assemblies
  • Ongoing financial and practical administration

2Base itself manages several owners' associations and complexes in Alanya. We therefore have in-depth, hands-on experience with this aspect of property management.

As part of the purchase process, we will of course provide you with full information about the owners' association and the appointed administrator, ensuring there are no hidden surprises and that you feel secure in your investment.
