Buying Property in Alanya? Here’s What You Need to Know About the DAB Certificate

If you’re purchasing property in Alanya as a foreigner, you’ll likely need a Döviz Alım Belgesi (DAB), or Foreign Exchange Purchase Certificate. This document is essential for all non-Turkish citizens buying real estate in Turkey.

What Is a DAB Certificate?

The DAB certificate proves that you’ve exchanged an amount equal to the property’s public evaluation value (satış bedeli) from a foreign currency—such as euros or dollars—into Turkish lira. You’ll need to present this certificate to the land registry office when applying for the title deed.

How to Obtain a DAB Certificate

The currency exchange must be done through a Turkish bank using a personal account belonging to the buyer, seller, or their legal representative. Once the exchange is complete, the bank will issue a physical document containing:

  • Your passport number and full name
  • Full details of the property you’re purchasing

You must submit this document to the land registry office when starting the title deed process. The bank will also provide a digital version, which the land registry can access.

While the process is straightforward once you know the steps, there are common pitfalls—especially for first-time buyers. Mistakes like spelling errors or missing information can lead to rejection by the authorities.
