When deciding to sell your property in Türkiye, beware of agents that try to manipulate the price and make hard to keep promises to secure deals that benefit the agent more than the seller.

In Turkey, the ethical standards and professionalism of some real estate agents may not always align with those commonly observed in Western Europe. Some agents tend to prioritize their own interests over those of their clients. Additionally, the lack of a strong regulatory body in the industry allows these agents to cross ethical boundaries without consequence.

Some agents lure sellers in by promising an unrealistically high sale price - only to pressure them into accepting a lower offer later or drag out the sale until the seller gives in out of frustration.

Therefore, beware of blindly trusting the agent who promises the highest selling price.

How It Works:

  1. The agent says: "I can sell your property for €120,000 - way above market value!"
  2. You sign an agreement with the agent, expecting a sale for the inflated price.
  3. After weeks or months with no offers, the agent says: "The market has changed - we will have to lower the price to €99,000."
  4. Desperate to sell, you agree to the lower price and end up selling at a much lower sales price than initially promised.

Why This Is a Problem:

  • Wasted Time: Your property sits unsold while you miss real opportunities.
  • Lower Final Price: You end up selling for less than you could have.
  • If an agent is willing to deceive you over pricing, it’s likely they are capable of other dishonest practices as well.

How to Avoid This

To avoid falling victim to this, take the following steps:

  • Research the Market: Check comparable sales on platforms like Sahibinden, Hürriyet Emlak, and other portals. Additionally, ask other property owners in your area what they have recently sold their properties for to gain a clearer understanding of the market.

Justifying price setting with data

  • Obtain Multiple Valuations: Get valuations from multiple estate agents to assess your property’s true value.
  • Ask for Explanations: Ask each agent to explain their pricing. Ideally, they should compare it to current listings and recent sales of similar properties.
  • Check Listing Data: Verify the dates and data for listings used as comparisons to see how long these listings have been on the market.


  • All in all, setting a realistic asking price is one of the most important steps to get your property sold. Pricing too high may result in your property not selling, and agents might use this to pressure you into lowering the price later.

    If an offer and promise sound too good to be true, it probably is.
