Property Viewings in Turkey

Before you buy, inspect the property and review all documents. It’s the foundation of a secure and satisfying investment. During each property viewing, we'll provide all relevant details, including: costs, expenses, insurance, fees, plans and permits.

Before the Viewings

Before the viewings, we will jointly agree on which properties to visit. Depending on the number of properties, this will take anywhere from a couple of hours to half a day.

During the Property Viewing

During the viewings of our properties, all relevant information will be presented. This includes:

Sales Presentation

  • 1) Transaction Costs and Fees:
    • Property price: The agreed price between buyer and seller.
    • Registration of electricity and water meters
    • Notary: At the notary, a power of attorney is issued to 2Base, allowing us to handle all practical matters related to the property. This means no hassle for you as the buyer and no need for you to be present in Turkey. With the power of attorney, we can manage everything from the title deed and utility registration to obtaining the occupancy permit (ferdi iskan), and more.
    • Occupancy permit (ferdi iskan): A permit required for each individual apartment.

Note: All the practical steps mentioned above – or elsewhere in this guide – are handled by 2Base. As a buyer, you do not need to spend time or travel to Turkey to manage these matters.

  • 2) What's Included in the Sale:
    Often, appliances, air conditioning units, mosquito screens, or furniture are included in the price. Our sales presentation will clearly outline what is included.
  • 3) Estimated Annual Operating Costs:
    Compared to properties in your home country, operating costs for holiday homes in Turkey are quite low. Our sales presentation provides an estimate of the following:
    • Insurance: Earthquake and contents insurance is taken out separately. Depending on the size of the property, this typically costs between €250–350 per year.
    • Homeowners' Association Fees: Covers the costs for maintaining shared areas such as the pool, garden, stairwells, elevators, etc.
      For smaller complexes without a pool, this is typically only €150–200 annually.
      For larger complexes with pool, caretaker, and gardens, it usually ranges between €500–700 per year.
    • Extended Supervision: We recommend that all property owners sign up for our property management service. 2Base will then handle your bills, take care of insurance, air out the apartment, and much more.
    • Property taxes, waste fees, etc. in Turkey: These taxes are generally very low.

Additional Documents and Plans

  • Floor Plan: We document the property’s size via a floor plan.
  • Zoning Plan: If the area surrounding the property is not fully developed, a zoning plan is an important document. It shows which plots are still vacant, where parks, playgrounds, or public buildings are planned, etc.

Iskan – Construction and Occupancy Permits

Information on the status of ön iskan and ferdi iskan. Often an overlooked topic, but possibly the second most important document after the title deed.

There are two relevant types of permits (iskan):

  • 1) Ön iskan: A general building permit for the entire construction, applied for by the developer. When issued, the authorities confirm that building regulations have been followed, workers have been paid, zoning laws are respected, etc. This is usually paid for by the developer.
  • 2) Ferdi iskan: The occupancy permit for each individual apartment, issued after the ön iskan has been granted. While the ön iskan covers the whole building, the ferdi iskan is issued one time per apartment. This is typically paid for by the buyer.

Some agents refer to ön iskan as "iskan1" and ferdi iskan as "iskan2", but these are not the correct terms.

As a rule of thumb, be cautious about properties without an ön iskan. If this document is in place, obtaining the ferdi iskan is usually straightforward.
