Mortgages on title deeds are mostly applied when a loan has been used for purchasing the property. This is the way that the bank secures the loan that they have provided.

But a mortgage can also be applied to the title deed in case the owner of the property owes money to someone else.

So when purchasing a property you must be sure that no mortgages are applied to the deed.

Because all responsibilities of a mortgage will automatically be transferred to the new owner when a property is sold.

During the transfer of a title deed the land registry office will clearly state if the deed has any mortgages or not.
This happens verbally when the buyer and seller are signing the hand over documents at the land registry office.
