In short the change makes it possible for foreigners to obtain there title deed without any delay. This is an important improvement beneficial for both buyer and seller.
Also we have collected a handful of our newest properties for you to enjoy...
Happy reading :-)
Recently some very exiting and price worthy units have been added to our portfolio. These units offers opportunities to both buyers looking for smaller and inexpensive units as well as those wanting larger and more luxurious holiday homes.
A minor change in the Turkish lap legislation has just been completed and implemented in these days of practice on title deed offices throughout Turkey. And although it is a minor change, it will have a major effect on the foreigners who plan to sell or buy property in Turkey. The change means that, where foreigners former typically had to wait 2-4 months before they could be issued with title deeds , so will wait for the future now be as low as only 7-14 days.
It is not often that we send out a newsletter with only one subject. Actually we are quite sure that this would be the first time ever.
So why only this one subject, the interested newsletter reader might ask?
The answer is straight forward and simple. Because this one subject deserves its own newsletter.
When the newsletter returns for its next issue we promise it will be back to its good old form with plenty of interesting news.
But this time you will have to settle for just this one news...
In cooperation with Sky Homes Tosmur we are happy to present an offer, that you will not be able to find elsewhere in Alanya.

Holiday Village was one of the first real "holiday villages" which was built in Alanya, at the time when the housing market was brand new and burning hot.
With a little unconventional location in the hills behind Mahmutlar it attracted many precisely because of its slightly REMOTE, nice and quiet location.
We have just included a new unit in our portfolio. If you should want to become a homeowner in Holiday Village, chances are there now ....
Here on the blog we have almost made it a sport NOT to write about Gazipasa Airport - mostly because 99 percent of the information that existed about the airport was pure on the basis of rumors.
We hasten therefore with recent FACTS about Gazipasa Airport.
It is now many years since the author of this blog moved to Alanya.
In fact, almost exactly 10 years.
Since then much water has flown into the river (or Dim River) as they say :-).
One of the things that has always been important and have always made Alanya a great place to live, is that the vast majority of developing happens in a positive direction.
We hope you will enjoy this issue of the newsletter. A handful of the most recent and exiting news has been collected for you to enjoy. Among the stories are:
- Our office is getting an upgrade
- Winner of European Song Contest visiting Alanya
- Time to vote at the general assembly
- Getting a loan get even cheaper
and other interesting stories about and from the Turkish property market.
Enjoy and take care.
Improvements are happening all the time in Alanya. Lately the local municipality has started to build pavements at the side streets in the city center.
This has now reached Akmanlar Sokak where our office is located.
New unit for sale, as seen in West Side Story:
The most beautiful apartment I ever seen
Maria, Maria, Maria, Maria . . .
All the beautiful sounds of the world in a single word . .
Maria, Maria, Maria, Maria . . .
I have just seen an apartment named Maria,
And suddenly that name
Will never be the same
I have just seen an apartment named Maria,
And suddenly I have found
How wonderful an apartment
Say it loud and there is music playing,
Say it soft and it is almost like praying.
I will never stop saying Maria!
The most beautiful apartment I ever seen.
Last couple of years it has become more and more popular to finance your Turkish holiday home via a loan in a local Turkish bank.
This has just become even more attractive since the banks have decided to lower several of the service fees significantly.
The process itself is quite smooth and fast since we as your local estate agent will take care of all communication and related paperwork together with the local bank.

Today there are still being sold a lot of off-plan units from the constructing companies, but in the same time the number of resale apartments being sold have increased significantly.
As one of very few estate agents 2Base saw this trend and developed a system for 1) including these apartments in our portfolion and 2) of course to get them sold.
This we want to do even better, and we have just hired a new staff who will just take care of the local market and local estate agents.

Time passes fast and suddenly it is christmas time. To be completely honest, the christmas mood has not yet come to Alanya. In Europe snow falls and temperature is below minus. In Alanya we have experienced rain, thunder and lightning.
All that will not stop us from wishing you all a merry christmas and a happy new year, and we worked extra hard to ensure that this last newsletter of the year would be both exiting and useful.
Among other the subjects are:
- SAS opens new route to Gazipasa
- The size of a Turkish square meter
- Questions related to yearly fees
Enjoy the newsletter, Merry Christmas and a happy new year to all of you!
One of the latest projects in the popular area of Cikcilli is Taya Park. The projects has just been completed and the first owners have already moved in and started to live in the complex.
2Base Estate Agency has succeeded in including some units from this complex in our portfolio that are sold way below list prices.
Or to say it another way: You have the chance for a real bargain here..
Click the link, read more about Taya Park and see the bargain units for your self.
This time we will look into something that should seem quite simple - which is the size of a square meter.
Let us first take a look at what Wikipedia has to say related to the subject:
The square metre (British spelling) or square meter (American spelling) is an unit of area... It is defined as the area of a square whose sides measure exactly one metre.
For those who are particularly interested in the subject it is worth noticing that 1m2 equals 0.000001 km2 (square kilometers) or 10.000 cm2 (square centimeters).
A question to which Wikipedia does not answer is what the size of a Turkish square meter is. Because one thing that experience has taught us, is that one (1) European m2 and one (1) Turkish square meter are not equal. This is most obvious when we receive the floor plans for the units we promote. These are often quite exaggerated and often we see 2-bedroom apartments of 150m2. But visiting the apartment in question often reveals another story.
Or to put it another way: The 150m2 apartment turns out to be just 100m2.
Read the full story on our blog by clicking the link.
With prices starting as low as 54.000 Euro Sky Homes Tosmur makes buying in Turkey possible for everyone.
These two-bedroom apartments are situated in a quite location just 5 min walk from the beach, city center and entertainment.
All units are sold with air conditioning and white goods included.
Besides the lovely pool area the complex can offer storage rooms, gym facilities, table tennis and even a billiard table.
As an apartment owner in Turkey - and most other places too - you each year have to pay the yearly fees to related to the owners association.
These payments will then cover expenses for keeping common areas clean and tidy, usage of common electricity, maintenance of the pool, elevator checkups and so on.
How much to pay is decided each year at the annual general meeting (AGM).
This often leads to the following questions:
1) Can the AGM decide what ever amount they choose?
2) When must the decided fees be paid?
These questions we cover on our blog "Questions related to yearly fees". Click the link and read more...
